Ocean Hills Homes for Sale

Ocean Hills Country Club Association counts on the prompt payment of assessments, by all its owners to finance the day to day operation of Ocean Hills and to set up reserves for possible future needs. ( HOA fees). The Board of Directors takes its obligation very seriously under the Declaration of Covenants, Conditions and Restrictions and the California Civil Code to enforce the members’ obligation to pay the monthly hoa assessments (fees).  The following is a brief outline of the Association’s practices and policies:

1. Regular monthly assessments are due and payable on the first day of the month.
2. Assessments, late charges, interest and collection costs are the personal obligation of the owner of the property.
3. Assessments not received within thirty (30) days of the stated due date are delinquent and shall be subject to a late charge of 6% for the Master Association and 10% for the individual Village.
4. Any payments will be first applied to assessments owed before they will be applied to late charges, interest, etc.
5. A first notice of past due assessment will be prepared and mailed on assessments not received within 30 days of the stated due date.
6. If an assessment is not paid within 30 days of the due date, an owner’s rights to use the common facilities may be suspended.
7. If an assessment is not received within 45 days of the stated due date, the Association will send a pre-lein letter.
8. If an owner fails to pay the amounts set forth in the pre-lein letter within 30 days of the date on that letter, a lien for the amount may be assessed against the owner’s property.
