Re-piped

One of the most common questions about Ocean Hills homes is, “What does it mean when the mls listing says re-piped?”

Re-piped means that at least one of the copper water pipes in the home has been capped off at the slab and rerouted through the attic of the home.

Many of the Ocean Hills Country Club homes have experienced leaks in water pipes located in or under the slab or foundation.  In 1996, Ocean Hills homeowners settled a construction lawsuit with the developer relating to slab leaks and other construction problems.  The settlement was $4000 to $5000.  Some Ocean Hills residents had their homes re-piped, but most did not.   Over the years other homeowners have rerouted their copper pipes through the attics.  Cost for such repairs ranges from about $4000 to $7000, depending on the size of your Ocean Hills home or contractor you choose.

Are sellers responsible for paying for or for rerouting the copper pipes in Ocean Hills?  No, if they do not have a current leak.  They are responsible to let the buyers know of past problems in the home and past problems in the community. Copper pipes the age of most of the homes in Ocean Hills Country Club, can be a problem anywhere in San Diego County, not just in Ocean Hills.  For example, when I lived in Escondido, I had to have both of my copper water lines rerouted in a my custom home that was only 10 years old.

So, if you buy a home in Ocean Hills, you might want to consider having it re-piped for peace of mind of you and your roof mate.
