Shared Fences

There is the old saying, “Good fences make good neighbors.”  This is certainly true in Ocean Hills Country Club where you are living very close.  Neighbors share two type of fences, side yard fences and roof mate fences.

  • Side yard fences – These are fences that go between Ocean Hills homes from the front of the property to the back property line.  These generally should not exceed five feet in height.  Fences may be constructed of masonry blocks covered by white stucco, wood, or the newer high grade vinyl.  Vinyl fencing must be tongue and groove, and have a top rail running the full length of the fence.  The Ocean Hills HOA office has pictures and samples of approved materials.  When using wood fencing, there must be a 2″ clearance from the soil, except for post.  Shared fences are common fences and are paid for by the homeowner.  As in other neighborhoods, you should work out a mutual agreement with your neighbor.  Before starting construction, a “Neighboring Homeowner Response Form” is required.

 

  • Roof mate fences – These are fences that divide the patios that go from the back of the home to the  rear of the property line on the twin (attached) homes.    Fencing material for roof mate fences may be of the following:  Vinyl tounge and grove, masonry, wroght iron, masonry and wrought iron, rough sawn board on board, and board on board with lattice.   Again, the Ocean Hills HOA office has pictures and samples of approved materials.  Roof mate fences should not exceed 60 inches in height.  They also require a  “Neighboring Homeowner Response Form.”
