The News – Ocean Hills Monthly Newsletter

Ocean Hills Country Club has decided after 25 years to change the name of the “Ocean Hills Country Club Newsletter” to “The News.”

They have also decided that it would be a great idea to put all the ads in the rear of the newsletter.  Imagine that from the perspective of all the people who advertise in and financially pay for “The News.”  For example, I have supported the newsletter for years by paying for an ad on page 3.  Now the earliest place that I could advertise would be page 38.  Very distressing!   How many people would watch commercials on television if all were put in one lump at the end of each program.  No one!  Time will tell how well this new change works.

The mission of “The News” remains the same: to provide the residents of Ocean Hills with information concerning Ocean Hills Country Club and committee activities, Board decisions and other matters of community interest.  The News will strive to do that accurately and responsibly.

The News has also been reorganized into specific sections that are easily identifiable.  These sections are “Master Minutes,” “Association News,” “Rec. Happenings,” “Clubs and Classes,” and “Services.”  This new design claims to be created to give residents a more reader friendly, visually interesting, and easier to use publications.  But, some could argue that distributing ads throughout the publication provides readers with useful and helpful information that they will now miss with ads placed under “Services,” and conveniently hidden in the back.

The official name of the Ocean Hills Newsletter is the Ocean Hills Country Club Newsletter.  This newsletter is published monthly and distributed throughout the Ocean Hills community to each resident.  The news letter helps keep Ocean Hills residents up to date with the changes in rules as they are proposed, the financial condition of Ocean Hills Country Club Homeowners Association , and news, including news for most of the Ocean Hills Clubs.

The Ocean Hills Country Club Newsletter is a very informative publication and I make sure that I give everyone on my free tours a copy of the news letter.

Ocean Hills Safety First

Ocean Hills Country Club stresses safety first to all their residents.  Here are some tidbits that I gleened from the Ocean Hills Country Club “Newsletter.”

Playing golf at Ocean Hills can be demanding, enjoyable, and a challenging game all at the same time.  If there are children, pets, spectators, or pedestrians, that can be a distraction.    Okay, that was a little bit of a trick.  None of the above are allowed on the golf course for safety reasons.  Also, remember that evening strolls are not allowed on the golf course.

As the weather improves and cools, more people in Ocean Hills will be out walking.  If you are driving be very careful.  If you are a pedestrian, be watchful and alert at all times.   Wear light colored clothing, preferably with reflectors or if not carry a flashlight.   If you walk out the front gate, there are signs directing you to the exit lane side of the gate-house and there is a designated pedestrian lane there as well.  You are encouraged to use this lane.  Don’t approach the Ocean Hills gatehouse from the entrance lane side.  That is very dangerous.

Computer Club

The purpose of the Ocean Hills Homes computer club is to encourage active Ocean Hills residents to use computers for better living.

The Ocean Hills computer club offers various classes each month to fulfill that purpose.  The club also offers “help sessions,” and host a guest speaker on a subject interesting to club members.  The club has both PC and Apple products.

Some of the classes that have been offerred are Digital Photography, Beginning and Intermediate PC, Word and Excel.  For the Apple lovers the club offers classes on MacIntosh computers, iPads, and iPhones.  Since classes change monthly, residents need to check the monthly schedlue posted on the computer room window.  You can also find a schedule at www.oceanhillscomputerclub.net.

Advantages of being an Ocean Hills computer club member include free classes, their monthly newsletter, and nifty computer tips, all mailed to you.

  • Is th Ocean Hills Country Club gated?  Yes Ocean Hills has a front and a rear gate.  The front gate is a guarded gate.   Non residents must enter OHCC through the front gate, the Cannon Road entrance.  Residence may also use the rear gate, Shadowridge Drive.  See Access & Security.
  • What other security systems are in place?   Each home contains an alarm system that reports police, fire, and medical emergencies to a central monitoring facility operated by the Association.  There is also patrol services 24 hours a day.
  • Can you keep an RV in Ocean Hills Leisure Village?  Yes, but it must be in the designated RV storage lot.
  • What about loud noise?   No loud noises or other nuisances that is offensive to another homeowner or resident is allowed.  Many people buy Ocean Hills homes because it is a quite, peaceful neighborhood.
  • Are there any special rules for children?  Anyone under the age of 14 is considered a child.   All children must be accompanied and supervised by an adult at all times while in Ocean Hills Country Club.   No roller blades, skateboards, or similar items are allwoed anywhere on OHCC property. Can bicycles be ridden on the streets in OHCC?  Yes, but you must wear a helment if under 18.  Read Start Here.
  • Who are considered as guest?  Anyone who is not a resident in OHCC is considered a guest.  Guest must follow the same rules that apply to homeowners.
  • Are there special rules for Ocean Hills Country Club real estate sales?  Yes, anyone wanting to see a Ocean Hills homes for sale  must be accompanied by a Realtor or a homeowner while inside OHCC.  Gary Harmon is a “Senior Real Estate Specialist.”
  • Are Ocean Hills real estate for sale signs allowed when selling your home?  Yes, you may have a for sale sign in r front of your Ocean Hills property.  The sign cannot exceed 18″ x 30″ and not over 4′ tall.
  • Are you allowed to rent your OHCC home?  Yes, and any renter is expect to follow all the rules that applied to the owner.  Renters have the same rights to use the ammenities and facilities as the owner.  Owners are always responsible for any problems that renters may cause relating to association rules.
  • Can you live in Ocean Hills Country Club if you are younger than 55?   Every person residing in an Ocean Hills  home must either be 55 years of age or older, a spouse, cohabitant, or other qualifying resident.
  • Can someone younger that 55 stay in the Ocean Hills community?  Yes, visitors can stay a maximum  of 90 days (whether consecutive or non-consecutive) in any calender year.
  • Who is the management company?   Ocean Hills Country Club homes are managed by Professional Community Management (PCM) a well known company in Southern California.

Financial Condition

Almost every time that I am showing Ocean Hills homes, someone ask me the financial condition of the Ocean Hills Homeowners Association.  This is an excellent question since the Ocean Hills homes financial condition directly influences the HOA feesAlthough I do not get a copy of the Ocean Hills Homeowners Association financial statements, I can share with you updates that are published in the Ocean Hills Country Club “Newsletter.”  More info under photo.

Great Landscaping Along Liesure Village

At the start of August 2012, Ocean Hills reserves were $3,225,653.  This reflects an operating surplus of $146,567.   Landscaping maintenance and water are the two items most difficult to control in the budget.  Other areas of Ocean Hills run at under budget: Recreation department payroll is $24,712 under budget and Water is $127,538 under budget.  Ocean Hills had total assets of $4,362,409.  Any excess funds are invested in insured Certificates of Deposit.  At the end of July 201 there were $3,333,934 CD’s.

The Ocean Hills Country Club board of directiors are constantly monitoring cost and trying to improve the financial condition in Ocean Hills.  HOA fess showed little increase from 2011 to 2012.
