The News – Ocean Hills Monthly Newsletter

Ocean Hills Country Club has decided after 25 years to change the name of the “Ocean Hills Country Club Newsletter” to “The News.”

They have also decided that it would be a great idea to put all the ads in the rear of the newsletter.  Imagine that from the perspective of all the people who advertise in and financially pay for “The News.”  For example, I have supported the newsletter for years by paying for an ad on page 3.  Now the earliest place that I could advertise would be page 38.  Very distressing!   How many people would watch commercials on television if all were put in one lump at the end of each program.  No one!  Time will tell how well this new change works.

The mission of “The News” remains the same: to provide the residents of Ocean Hills with information concerning Ocean Hills Country Club and committee activities, Board decisions and other matters of community interest.  The News will strive to do that accurately and responsibly.

The News has also been reorganized into specific sections that are easily identifiable.  These sections are “Master Minutes,” “Association News,” “Rec. Happenings,” “Clubs and Classes,” and “Services.”  This new design claims to be created to give residents a more reader friendly, visually interesting, and easier to use publications.  But, some could argue that distributing ads throughout the publication provides readers with useful and helpful information that they will now miss with ads placed under “Services,” and conveniently hidden in the back.

 

 

 

Average Price in Ocean Hills

The average selling price of homes in Ocean Hills Country Club (January 2015 – November 2015) was approximately $521,000.  The average listing price for these homes was $530,000.  Ocean Hills homes are selling within $9,000 or within 2% of listed price.  There are always some special homes that have multiple offers and sell above asking price.  If you are an Ocean Hills buyer and see something you really like, you should offer near full asking price.  If you hesitate or offer low, you will find you lost that home to someone else.  The median price of homes in Ocean Hills Country Club is $519,000.

So far, the highest sale of Ocean Hills homes this year was $760,000 for a Mystra floor plan on Andros Way.  This home was in excellent condition, had been remodeled, and had a nice view to the west.  This home was only on the market 8 days.  The cheapest closed sale was $385,000 for a Palma model.

Open Houses

Ocean Hills Country Club open houses are usually held on Sunday afternoons from 1:00 to 4:00.  You can see which homes that will be open on any given Sunday, by selecting “This Sunday’s Open Houses.”  All Ocean Hills homes for sale are listed and Ocean Hills open houses are marked in red. 

Going to an Ocean Hills open house is one way to see Ocean Hills homes, but not really the best way.  For example, 10 homes may be for sale and only one home may be an open house.  The Realtor holding the open house must stay at the home and is not free to show you all the great things Ocean Hills has to offer.  You will not be allowed to “just drive around” and will be expected to leave after your open house visit.

The official name of the Ocean Hills Newsletter is the Ocean Hills Country Club Newsletter.  This newsletter is published monthly and distributed throughout the Ocean Hills community to each resident.  The news letter helps keep Ocean Hills residents up to date with the changes in rules as they are proposed, the financial condition of Ocean Hills Country Club Homeowners Association , and news, including news for most of the Ocean Hills Clubs.

The Ocean Hills Country Club Newsletter is a very informative publication and I make sure that I give everyone on my free tours a copy of the news letter.

Reverse Mortgage Specialist

When I come in contact with something that I think can help Ocean Hills Country Club buyers or other seniors, I just have to share. A purchase reverse mortgage is one of these things, and Owen Coyle is a great person to explain how it works.

and use a notary to take care of the reverse mortgage “Application” & “Closing Documents”.

I do business “The Old Fashion Way”.  I go to the senior’s home and sit down with them
and their children at their kitchen and talk to them “Face to Face”.  I make sure that I answer
all their questions and that the entire family understands how the program works.”
